There’s a lot of noise about buyers flooding the Flathead Valley, but when you examine the second-quarter numbers closely, the market tells a different story. Some segments are moving well, but others, especially on the high end, are slowing down. Whether you’re a buyer or a seller, understanding where the momentum lies can help you make more informed decisions.

Flathead Lake homes: Strong activity, but luxury is lagging. Right now, there are 48 homes listed on Flathead Lake. Nearly half—or 23 to be exact—are priced above $3 million. So far this year, 19 lakefront homes have sold, with 14 of those under the $3 million mark.

Only five sales were above $3 million, and with 23 still on the market in that price range, it could take two years to sell through current inventory at the current pace. That means while entry-level and mid-range homes are experiencing solid activity, the ultra-luxury market is moving at a slower pace. There are also 11 pending lakefront sales, a good sign of continued buyer interest, especially compared to just seven sales at this time last year.

Condos and land: Minimal movement, but holding steady. The Flathead Lake condo market remains quiet but consistent. There are 24 active listings, with five sales so far this year and two pending. This mirrors last year’s numbers, which had seven total condo sales by midyear.

Waterfront land is also limited in terms of movement, with only two parcels sold to date. One notable sale in Rollins closed for $3.8 million, including 17 acres with 550 feet of shoreline. These large land sales are rare but still occur when the right buyer steps in.

Other Lakes: Inventory gaps and missed opportunities. The second quarter recap across other regional lakes highlights significant contrasts. Whitefish and Swan lakes have the most active listings, while Ashley, Bitterroot, and McGregor lakes have none. These ultra-low inventory levels create opportunity for sellers in those areas, but for buyers, it’s a waiting game. Sales have been slim across the board, with a total of just seven so far this year compared to 10 last year.

Flathead Valley overall: Solid and stable despite rates. Residential activity across Flathead and Lake Counties remains healthy. There are over 1,000 active home listings, with 659 sales already closed this year. That’s nearly identical to last year’s pace. Condos and land are also performing at levels comparable to 2024, and buyer interest remains strong despite economic pressures.
